COLDSPRING — Federal regulations will require the county to adopt stricter building codes or possibly face losing out on grants and government recovery funds.

Mark Wood, Mayor of Point Blank and the county’s agent for subdivision rules, said changes in building codes will affect county in three areas — hazard mitigation; building code strategy, whereby communities are urged to adopt stricter building codes; and a change that will allow FEMA to enforce building codes in flood plains.

Wood said that this means that the county could be out of compliance unless it adopts proposed federal strategies and regulations. It also means the county would not be eligible for certain grants or hazard recovery funds.

911 Addressing Coordinator Trisha Basham, in a matter related to those changes, said the changes have added new areas into the flood plain, and FEMA recommends using a Base Flood Elevation viewer, which will ensure the construction meets all requirements and will allow the county to issue a $50 occupancy permit.

Should a property be out of compliance, the owner would not be eligible for flood insurance or federal help, she said.

A new permitting procedure will be required using the BFE viewer, which the board approved 3-0.

County Judge Fritz Faulkner and Commissioner Donnie Marrs were not in attendance.
